Between the budget of the owner, the wishes of the tenants and the legal requirements, we handle the tenant changes, plan renovations and refreshments, coordinate craftsmen for renovations and refurbishments, manage and control the caretaking and handle the claims incurred.
Commercial management
To make sure that everything pays off for the owners and that the tenants receive a service that is commensurate with the rent, we ensure that rental agreements are concluded and terminated smoothly, look for suitable (re-)tenants and handle rent adjustments, collection and dunning. Of course, this also includes the preparation of the property statement, the heating and operating costs, the management of the property accounting and the permanent review of all figures for the permanent optimization of the return.

Because many paths lead to the goal, we have established clear maxims for ours that make the tangible difference between passive management and active Ginesta management for all contact partners. For the owners of a property, we provide regular analyses of the income situation with regard to rental contracts and ancillary costs to improve the net yield wherever possible, create an overview of all relevant data with property and financial status reports, organize reliable property maintenance and ensure that the property always presents a good business card. This also means that we actively manage the property, carry out regular property inspections and always keep an eye on and update the short-, medium- and long-term investment plan. Equally important: avoiding unnecessary vacancies through effective real estate marketing.
