In many cases, we also serve as members of the architectural planning committee.
The process of setting up a first-time rental commission comprises the following:
Initial offer phase / preliminary inquiries
- Initial assessment and project evaluation
- Preliminary calculation of potential rental value
- Submission of offer for subsequent phases
Analysis phase
- Conducting market and location analyses
- Compiling the leasing concept and marketing proposal
- Undertaking analyses of the property and its envisaged purpose
- Provision of advice in determining mix of occupancy, material realisation of the project, and design of the layout
Preparatory phase
- Marketing of the property: defining the most suitable marketing tools
- Collation of the relevant documents pertaining to the letting process
- Determining the most advantageous rents achievable in accordance with the prevailing market
- Setting up of the project website with all relevant information, details of the properties available to let, standard of finish, etc.
- Compilation of the lease prospectus with a description of the property, floor plans, photos, terms and conditions of lease, location-specific background (local and regional), information on transport connections, and so on
- Drawing up of approved plans in accordance with the requirements
- Marketing via the defined channels, such as our extensive client database, in both German and English
- At a subsequent stage (following evaluation): PR-related articles on the project and/or property in regional and local newspapers, blogs on our own property blog
Letting phase
- Conducting individual viewing appointments and open days
- Compiling the lease agreements and undertaking all the necessary checks
- Providing feedback to the client on a proactive basis
- Formal handover to the tenant and - if desired - subsequent management of the property
