Interview with Alex Niedermann, Head of New Construction at Ginesta since the beginning of August 2023

A lot of new construction is taking place in Switzerland. And much more needs to be built to keep pace with the ever-increasing demand for housing. This is a market with its own mechanisms, some of which are very different from the marketing of existing properties. Ginesta, which has an increasing number of new construction mandates, is responding to this development with its own competence centre. It is headed by Alex Niedermann, whom we met for an interview after a hundred days in the job.

Dear Alex, how well have you settled in at Ginesta?

Excellent. I also have the feeling that I've been here longer than the hundred days. It was made easy for me to arrive here and get straight into the swing of things. The team is great both personally and professionally, there are exciting projects on the table and I feel that my way of doing things is greatly appreciated. I already enjoy a lot of freedom to turn my ideas into successes.

Your drive honours you. Is that your nature?

On the one hand, there's always something going on with me. I am also very active in my private life and spend a lot of time with my family. On the other hand, I was self-employed for many years with a property marketing agency. When you have that entrepreneurial gene and that understanding of service, there is only one way to go.

Where does this path lead? What are your tasks?

It's a colourful bouquet. Firstly, I want developers to be aware of the benefits of working with us and to contact us as early as possible so that they can get the most out of their project, from the initial idea to the handover of the final home. Secondly, we will drive digitalisation to make the best use of marketing resources. And thirdly, we need to optimise our internal organisation to ensure that we can handle current and future mandates at the highest possible level, even with higher volumes, using the resources available within the company in an interdisciplinary manner.

Let's go into more detail: What are the benefits for developers of working with Ginesta?

In a nutshell: In our almost eighty years of market proximity and our understanding of what is desired today and tomorrow. It is therefore more important than ever to develop the architectural vision in line with the market. In terms of the division into units, their size, layout, finishes, ancillary usable space and pricing. With almost 3,400 viewings a year and well over a hundred properties for sale at any one time, we know which apartments will benefit from continued market appeal. Whether it is a small block of flats or a large multi-building, multi-unit development, we help develop it with a focus on success. You also mentioned the professionalisation of digital in the marketing process. What exactly do you mean by that?

As I mentioned earlier, time is becoming an increasingly important factor, so it is important to use all the possibilities offered by digitalisation to achieve this goal. If possible, without detours or wastage. This starts with creating a living experience that only exists on the plan. To achieve this, we use and develop tools that allow potential buyers to experience the space on their computer and mobile device. Not in a shell, but interactively and as close to the future reality as possible. We use all the digital channels and possibilities that make sense for the invitation to tender. And we have made it our mission to enhance the community experience even further. With our search profile, interested parties have the opportunity to enter this circle and gain a time advantage through exclusive advance information on a variety of channels. We create real matches and set the course from the outset of marketing to ensure that the right target groups are served with the right new build projects. The targeted use of resources and measures not only results in a high quality of buyers and tenants, but also in the desired speed. Win-win-win.

It all sounds like a lot of work. How do you manage it as a team?

As an internal centre of excellence, we work in an interdisciplinary way with all Ginesta offices on new construction projects. We contribute our expertise to these projects, but leave the marketing to the local specialists. On the other hand, we manage projects throughout German-speaking Switzerland, currently mainly in the Zurich area, from start to finish. Because we can count on the support of the offices here when the workload is high, we are able to handle a large number of projects, even large ones, in a professional manner. This is a process that is basically in place and that I am currently optimising with the management to ensure scalability and that we do not break out in a sweat at significantly higher volumes. And I can already say that things are looking good, the first collaboratively managed projects are going extremely well. Nicole Stöckli from my team, who has been responsible for new projects at Ginesta for some time and has excellent internal and external networks, is of course providing me with important support. Together we are the perfect combination of corporate experience and a breath of fresh air (laughs).
