If you want to sell your property in the best possible way, your offer should also appeal to international buyers.

Despite the Corona crisis, which has now been going on for well over a year, and the continuing travel restrictions, the number of changes in ownership to foreigners in Switzerland remained unchanged from the previous year. No slump in sight, and this continues with rising prices, especially for luxury properties in attractive mountain regions with international fame and reputation, of which the Engadine and above all St. Moritz are indisputably among them.

This well-heeled international clientele is looking for high-quality vacation homes that are in the higher price segment in the Upper Engadine. So if you want to sell such a property, you will ask yourself: How do I win over this attractive target group? You will probably first weigh up whether to entrust the marketing to an internationally present broker or to someone here in the region who will hopefully already know how to go about it. The answer is: go with a regional partner with a proven international network.

Proven competence within the local market is essential

Reputable international networks only accept members who have a track record in their region and highly trained and competent employees. These potential partners are examined in detail, and only the best in a market area have a chance of becoming a member in these multi-stage admission procedures. After all, it is not financial criteria or a high brand rent that are relevant, but exclusively qualitative ones. This is the only way to ensure the long-term success of all involved. This is in complete contrast to internationally present franchise companies, which operate by granting licenses: The international brand grants a license to a Swiss entrepreneur. The latter awards another license to the subcontractor in Graubünden. And the subcontractor then grants another license to someone in Engadin. Thus, the Swiss licensee can neither check nor influence the quality, the reputation and the training standard of the local brokers. In addition to specialist knowledge, the decisive factor is therefore the access of a top regional broker to the relevant networks in this segment.

Because only the right network leads to the right target group

Ginesta Immobilien has successfully passed the demanding application processes of two of the most important networks and has been a member of "Leading Real Estate Companies of the World" and "Knight Frank" for years. Leading Re is the world's largest brokerage network with 550 independent brokerage companies, which in turn operate in 70 countries with 150,000 employees. It is also the operator of the electronic platform www.luxuryportfolio.com, which offers more properties worldwide than any other competitor, with around 50,000 properties starting at a sales price of one million francs. Knight Frank is present in 57 countries with 488 offices and 20,000 employees and, as a company with a history stretching back over 120 years, has direct access to the wealthiest clients worldwide.
