Majestic living: Commencement of the sales process for Schloss Eugensberg

Frauenfeld/Küsnacht – The most unique of the properties among the assets in bankruptcy of Rolf Erb is currently in the process of being marketed: Schloss Eugensberg in Salenstein, perched high above the Untersee. The main building dates from the Empire period and is set in grounds landscaped in the English style, adjoining meadows and woodland. With its imposing reception hall, six drawing rooms, eleven bedrooms and five bathrooms, as well as a 200-square metre living area at mansard level, this residence presents an exceptional amount of space.

One of the largest private estates in Switzerland
The dimensions of the Schloss site are also distinctly out of the ordinary. The overall area of the estate extends to 81 hectares (amounting to approximately 113 football pitches), divided into various distinct categories. In addition to the main Schloss edifice and diverse ancillary buildings there is also a beach house directly on the shores of the Untersee, a working farm, and a land parcel of around 7,500-square metres classified as development plot, together with extensive woodlands, all part of the uniquely inspired vision that forms the concept of Schloss Eugensberg. The pool alone is 37m in length and contains almost 3,300 cubic metres of water, while the garage affords space for up to 18 vehicles.

Eminent previous owners
Schloss Eugensberg is a distinct rarity among luxury-bracket estates in Switzerland. The Schloss itself, in the neo-classical style, was constructed between 1819 and 1824. Its name – Eugensberg - stems from the proprietor who first constructed it: Eugène de Beauharnais, stepson of Napoleon I and former Viceroy of Italy. In 1834 the Schloss was acquired by the entrepreneur Heinrich von Kiesow from Augsburg, whereafter it was bought by the Swiss industrialist, Hippolyt Saurer, in 1915. The property was then purchased by the Hugo Erb AG concern in 1990, passing to Rolf Erb in the first instance following the collapse of the Erb Group, and thereafter, in direct succession, to his twin sons.

Purchase price in excess of CHF 30 million
An asking price in excess of CHF 25 million is the guideline for the Schloss itself, to be disposed of in an open sale from the assets in bankruptcy of Rolf Erb, while the estate as a whole is expected to command well over CHF 30 million. Full documentation will be made available to serious purchasers upon submission of evidence of financing power. Appointed broker for the sale is the well-known and highly regarded real estate agent Ginesta Immobilien, based in Küsnacht just outside Zurich.
