With the appointment of a property valuer with many years of experience behind him, Ginesta Immobilien AG is expanding its range of competencies as service provider. We already act on behalf of a number of financial institutions as accredited valuation specialists, and regularly support private as well as institutional real estate owners in the appraisal of their properties.
In this respect we take on not only straightforward evaluations of detached homes and properties held in joint freehold, but also more complex assessment scenarios in relation to development plots, business and commercial premises, hotel and gastronomy establishments, or special constructs involving questions of planning law or usufruct encumbrances covering rights of use and enjoyment.
For the purposes of valuing individual properties or entire real estate portfolios we apply all the currently accepted valuation methods, including those based on true or actual value, capitalized earnings or investment value, net asset or inherent value, discounted cash flow (DCF), back-testing models, as well as computer-based hedonic comparisons. We source our transactional and bidding records for prices offered from the largest provider of market data. Our access to external surveys as well as our own internal transactional data place us in a position to assess your property professionally on demand.
The Head of the Valuation Desk is Cédric Hochuli, who has more than 20 years of experience in the field of financing and valuation gained during his tenure with a leading Swiss bank. He is a federally licensed property valuer and holds a federally recognized diploma as real estate trustee and appraiser.
