Family business in the third generation
Sascha Ginesta knows the Grisons property market inside out. The real estate specialist with a federal certificate of qualification grew up in Lenzerheide; after years of apprenticeship and travel, he returned to the sunny high valley. In 2009 he joined the renowned family business, first at the headquarters in Küsnacht, later in the branch in Horgen. Since 2012 he has been managing director of the Grisons branch.
The company was founded by Achilles Ginesta in 1944 in Küsnacht. His son André then successfully managed the business for many years, establishing the company as a leading address for high-quality real estate in the Zurich area. With the handover of the reins to the third generation under the management of Claude Ginesta, Sascha's cousin, a phase of expansion began, with offices on the left bank of Lake Zurich as well as in Chur and St. Moritz.
Further expansion planned in Grisons
Even before the company opened its own branches in Grisons, the second home market in the Engadin and Flims-Laax as well as on Lenzerheide was an important pillar with a wide range of activities of the company. These activities have gradually intensified over the past few years, and today Ginesta Immobilien is one of the few nationally active brokers in the upper segment. Is further growth planned? "Yes, in addition to the well-known vacation destinations, we are now increasingly focusing our attention on Chur and its surroundings, as well as the Bündner Herrschaft," confirms Sascha Ginesta.
Broad national network
The large network of Ginesta Immobilien is not locally limited, but rather diversified. The associated national and international marketing expertise is a great advantage for both the buyer and the seller. Compared to many competitors, however, the range of services offered differs not only in terms of access to potential owners or sellers, but also in the depth of the services provided. These range from market analyses to the development of marketing strategies and concepts, sales optimisation for new construction and conversion projects, property inspections and targeted buyer and seller advice. "In addition, our team has a great deal of experience in the valuation of all types of properties throughout the canton of Grisons. This is a field that requires a lot of specialist knowledge and experience," confirms Sascha Ginesta.
Treasures Real Estate Boutique
After 75 years of successful market presence, Ginesta Immobilien enjoys an excellent reputation among clients and business partners, from Zurich to the Engadine. Sascha Ginesta explains the company's philosophy: "From the very beginning, we have been guided by high entrepreneurial values. On the one hand, these values relate to the dedicated, personalized service we provide to our clients, while at the same time focusing on maintaining and optimizing the value of the properties we manage". When asked whether this can be measured, he says with a smile: "Yes. The trust placed in us is reflected in the active recommendation activities of our clients. There's no better compliment for a company.
Diversified portfolio
Ginesta Immobilien Graubünden is primarily active in the upscale segment of the second home market. "We are known for the brokerage of exceptional properties. These include villas as well as second homes, or special May residences in good locations. At the same time, the Group not only offers access to luxurious properties, but also to attractive holiday homes in the medium price segment. Networking is part of the success concept.
"Our employees in the St. Moritz and Chur branches know the environment very well. And they profitieren, just like our customers, from the international contacts of the entire Group," emphasizes Sascha Ginesta.
There is strong demand for properties in good locations. "They want lots of sun, peace and quiet, a great view and good accessibility. If these main criteria are met, interested parties are often prepared to make additional investments in conversion and to individualize the new second home," explains Sascha Ginesta. "Because the requirements are very different. The advice of a specialist like us is highly valued". The current trend is a rustic-alpine modern interpretation of the interior. "We
do not simply want to sell an object quickly. It is more important for us to bring the right object to the right buyer. Only then is he happy in the end".
