Single-family homes and condominiums from Fläsch to Chur to Rhäzüns and Bonaduz are still in demand. Accordingly, transaction prices in all municipalities and segments are at new record levels. Generally speaking, an upscale condominium costs up to CHF 10,000 per square metre of living space in the Bündner Herrschaft, CHF 8,000 to 9,000 in the Fünf Dörfer region, likewise at least CHF 9,000 in Chur and CHF 7,000 to 8,000 in the Imboden region. For luxury properties, the price range increases by a further CHF 2,000 - 3,000 per square metre. Comparable prices are being achieved for the few single-family homes coming onto the market. Prices per square metre for residential land remained stable compared to the previous year and range between CHF 1,000 and CHF 1,500, in the hot spots in the Bündner Herrschaft and Chur even significantly higher.
Ginesta Immobilien assumes that the current excess demand will continue in the coming months and that transaction prices will therefore be well supported. David Feldmann, Head of Marketing Chur at Ginesta Immobilien, confirms: "The appeal of the communities in the Graubünden Rhine Valley is high. We therefore continue to expect good prices for residential property, even if marketing times tend to become somewhat longer again. Overall, we expect the Graubünden Rhine Valley to remain an attractive market for residential property."
