As every year, we have taken a close look at the market development of property prices in the region and will publish the market reports for the popular Weisse Arena with Flims-Laax-Falera-Sagong and the holiday regions of Arosa and Lenzerheide, which have been linked since the opening of the Urdenbahn, on 11 January 2022.
 

Somewhat differently from the Upper Engadine, these regions have always been popular primarily with domestic buyers and have reached guests from abroad to a lesser extent. This tendency and the demand from the Unterland have intensified since COVID-19, because the good accessibility has ensured that some people have moved their home office straight into the holiday flat in a valued region with a wide range of leisure activities. This has driven up prices, of course, because the supply rate is low in all market segments.

The law on second homes has clearly fuelled this shortage of houses and condominiums as holiday homes, as hardly any more has been built since its implementation began in 2016. Thus, it can be clearly said that the demand for houses and flats in these widely known ski resorts has increased even more. The regions are becoming more and more attractive with their constantly expanding sporting, cultural and culinary offerings, and hardly any new flats are coming onto the market. This attractiveness is also shown by the review of the tourist summer seasons 2020 and 2021 with significantly more first-time admissions.

However, buying a holiday property is and remains a luxury that only a few can afford given this development and the small number of properties coming onto the market. For them, however, it is a doubly worthwhile investment: Firstly, you have a beautiful domicile in the mountains that you can always use freely or rent out. Secondly, selling real estate in the Upper Engadine promises to be a safer investment than many other options, especially in this persistently low interest rate environment.
