Upper Engadine real estate market: Prices for second homes increased significantly once again.

With price increases for condominiums since the outbreak of the 2020 pandemic of 20% to 40% depending on the municipality of the Upper Engadine, the uniqueness of the high valley was once again impressively underlined. Domestic demand has risen sharply in recent years, the supply of properties for sale is very limited in all market segments, and supply rates are correspondingly low.

Per square metre of living space, upscale condominiums pay CHF 12,000 in S-Chanf, CHF 14,000 in Bever and Madulain, CHF 16,000 in Samedan, CHF 17,000 in Zuoz, CHF 17,000 in La Punt Chamues-Ch, CHF 20,000 in Sils, Celerina and Pontresina, CHF 22,000 in Silvaplana and 25,000 in St. Moritz. For luxury flats, the price range increases again by several thousand francs per square metre in all municipalities. The trend for single-family houses is comparable. The exception is the Suvretta slope in St. Moritz, where very luxurious properties can cost up to CHF 75,000 or even more - an absolute top value in Switzerland.

Ginesta Immobilien assumes that the current excess demand will continue in the future and that transaction prices will therefore remain high in the coming months. Franco Giovanoli, head of the St. Moritz office of Ginesta Immobilien, confirms: "The pandemic and its consequences have further increased the appeal of second homes. We therefore expect prices to continue to rise."
