Price increase for residential property normalises
 

Single-family homes and condominiums are still in high demand in the Graubünden Rhine Valley. Transaction prices for residential property rose at an above-average rate during the pandemic. The upward trend has levelled off somewhat in recent quarters and prices have only increased slightly. In absolute terms, however, they have reached new highs almost without exception.

Per square metre of living space, CHF 10,000 or more is paid for an upmarket condominium in the Bündner Herrschaft, CHF 8,000 to 9,500 in the Fünf Dörfer region, CHF 9,000 to CHF 10,000 in Chur and over CHF 8,000 in the Imboden region. The price range for luxury properties increases by a further CHF 2,000 - 3,000 per square metre. Some of the few detached houses coming onto the market are fetching even higher prices.

In general, demand is still at a good, but no longer euphoric level. Transaction times have increased somewhat and buyers are once again increasingly looking for value for money and a good location. David Feldmann, head of the Chur office, remains optimistic:

«In the coming months, we expect market prices to remain stable or rise slightly in line with inflation. Overall, the Graubünden Rhine Valley remains an attractive market for residential property»
