Why are flats so expensive in many parts of Graubünden?
Two property experts investigate this question.

In the tourist regions of Graubünden, the situation on the housing market is tense: the limited supply meets unbroken high demand, which keeps prices at a constantly high level. Property owners see no reason to sell, while the tourist offer is constantly attracting prospective buyers. This is how Sascha Ginesta and Franco Giovanoli currently assess the market situation.

Purchase and rental prices are particularly high in the Upper Engadine – both in the dominant second-home market and in the smaller first-home market. Ginesta knows the reason: prices are moving more or less in lockstep. «When apples become more expensive, pears also become more expensive,» he says. As the second-home market is characterised by very wealthy players who are willing to pay any price for a second home, first homes are also becoming more and more expensive. For tenants, this ultimately leads to high rents being demanded. But this is not the only trend determining the housing market in the canton. The two property experts are aware of many more.
